PEAK SEASON ( DECEMBER - MARCH )
A 25% of the total amount or one night refundable deposit is required. Refunds for cancellations will be made as follows:
1. If the booking is cancelled more than 45 days prior to arrival the deposit will be refunded, less bank handling charges of 5% of the amount of the deposit or 500 Thai Baht (which ever is greater).
2. For cancellations less than 45 days prior to arrival, the deposit is non-refundable.
3. For NO SHOWS : The deposit is non-refundable.

HIGH SEASON ( NOVEMBER & APRIL )
A 25% of the total amount or one night refundable deposit is required. Refunds for cancellations will be made as follows:
1. If the booking is cancelled more than 30 days prior to arrival, the deposit will be refunded, less bank handling charges of 5% of the amount of the deposit or 500 Thai Baht (whichever is greater).
2. For cancellations less than  30 days prior to arrival, the deposit is non-refundable.
3. For NO SHOWS, The deposit is non-refundable.

LOW SEASON ( MAY - OCTOBER )
A 25% of the total amount or one night refundable deposit is required. Refunds for cancellations will be made as follows:
1. If the booking is cancelled more than 15 days prior to arrival, the deposit will be refunded, less bank handling charges of 5% of the amount of the deposit or 500 Thai Baht (whichever is greater).
2. For cancellations less than 15 days prior to arrival, the deposit will be non-refundable.
3. For NO SHOWS, The deposit is non-refundable.
# For EARLY CHECK-OUT, the full amount of the booking value will be charged, payable directly to the resort upon departure.

Cancellation for airport transfer: Full payment will be charged for cancellation within 1 day before arrival as per our rate.

No Show for airport transfer: Full payment will be charged as per our rate.

Remark : The client must notify the hotel by fax or by written notice of any cancellation as early as possible, but in any case not later  than specified above.
